Short answer: Duration is not determined by floor area alone. Documents, permits, structural complexity, rainy periods, long-lead purchases, client changes and trade coordination all affect the programme.
Before construction
Surveys, studies, architecture, engineering, budgeting and permits can take weeks or months. Skipping this phase moves decisions to the most expensive moment: when crews are already on site.
Structure
Site preparation, foundations and structure require sequencing, curing, checks and material availability.
MEP and closures
Plumbing, drainage, electrical, data and HVAC should be coordinated before walls close and finishes are installed.
Finishes and long-lead items
Millwork, windows, stone, lighting and equipment may have manufacturing lead times. Late selections frequently cause delays.
How SERHANT tracks progress
We use stages, owners and review points. A useful programme shows dependencies and client decisions, not just a final date.
SERHANT
SERHANT integrates architecture, construction and supervision in the Riviera Maya. Our extensive regional experience helps us make decisions around local climate, logistics and execution.
